Chicken & Frog Bookshop – Commercial Due Diligence Survey
The client, a local bookshop company, appointed HCS to undertake a pre-acquisition survey ahead entering into a lease agreement and relocating their business to the new premises. The property, originally a residential home constructed circa 1850, was to be partially occupied by the business with separate occupation by others.
Given the age of the property and siting within a Conservation Area, a bespoke and detailed survey was conducted by our team to determine the condition and any defects for concern ahead of occupation. Our report determined the maintenance and repair works required ahead of business operation, determining the lessee and landlord responsible repairs works with associated cost estimates for the client’s consideration before entering in to the investment.
A schedule of condition was undertaken of the areas for occupation to record the current condition for appending to the lease. A full photographic schedule supporting the detail contained within the report was provided to the client for ease of reference upon termination of the lease.
