HCS were instructed to carry out External Redecoration Works on a residential building in London.

The 18th century building required external redecoration and repairs to the front, right and rear of the building. The property needed repair work to the windows and roof tiles, redecoration and rainwater goods repair, and repainting of the front door.

The client reached out to HCS to facilitate the Contract Administrator role. We undertook a defect report for individual leaseholders to assist with on-going dampness issues within their flats, which was also rectified outside of the external redecoration works. HCS will look to assist the client beyond the project completion by undertaking a 10-year planned maintenance programme, which will provide the client with a budget for future repairs and relevant timescales. Our Building Surveying Team managed the works coordinating the contractors, prioritising a strict budget and ensuring the works were carried out to a high standard. The scope of works consisted of:

  • Stone repairs at eaves height
  • Doff clean to external facade
  • Reinstatement bird spikes
  • Gutter repairs to hoppers on the front elevation
  • Replacement slates to main roof
  • Metal railing redecoration to balconies, terraces, and fire escapes
  • Cleaning of terraces, parapet walls and gutter to rear
  • Masonry repairs
  • Re-fixing of loose wiring
  • Verge repairs
  • Redecoration to the building sign to front
  • Replacement of rainwater goods
  • Re-pointing to brickwork
  • Balcony door repairs and redecoration
  • Redecoration and repairs of timber windows and doors

We carried out weekly inspections to monitor the works and ensure that the project was completed within the 9-week timeline we were given.
