What are Dilapidations?
Dilapidations refer to the breach of a condition (covenant) of a lease relating to the state of a property. Upon taking up commercial leases, tenants agree to keep the premises in good repair. Failure to do this can result in a landlord serving a schedule of dilapidations on a tenant, to either recover the cost of repairs from the tenant, or to request the tenant undertake the necessary repairs themselves to bring the property back to its original condition.
