HCS were instructed under two appointments relating to the licence to alter.
The first appointment, as the Landlord’s surveyor, required the review of the lessee’s proposed alteration works and liaison with their representative. Our remit included a review of the proposed works in accordance with the lease terms, house rules and regulatory compliance to aid in preparation of a licence report. HCS were tasked with agreeing a appropriate scaffold design and access route in to the property with the lessee, minimising disruption to the communal areas and ensuring suitable access.
Under this appointment, we undertook schedules of condition on adjacent properties and the communal areas as an agreed point of reference for potential reported damage during or upon completion of the works.
The secondary appointments included production of structural design and calculations, submission of the Building Control package and liaison with the Approved Inspector and production of drawings/plans for the licence and Building Control approval.
HCS oversaw these appointments until completion of the works, undertaking site inspections during the programme and reporting back to all relevant parties.
