HCS were appointed to undertake a pre-acquisition survey of a commercial premises ahead of the client entering into a new lease agreement. Our team surveyed the lease demised property to advise on the construction, condition and potential areas of concern for the client and their proposed use of the property. The report was supported with budget estimates for future repair works for the client to consider in their investment. Our comprehensive report gave the client confidence in their new venture of operating the estate agency from the new, desirable location.
As in good order when taking on a new property lease, the client also commissioned a schedule of condition. The schedule, used to note the current condition of the property at the time prior to entering into a lease agreement, acts as a reference for negotiation of reinstatement or repairs upon termination of the lease term. An accompanying detailed photographic schedule was produced to visually support the schedule content.
