Rosslyn Road – Party Wall & Structural Engineering Design

A recently purchased un-touched property, with the objective to redevelop to create a modern, family home for re-sale.  The client, experienced in the field of buy to sell refurbishments, took on the overall project management themselves but sought out HCS structural engineering design for the structural steelwork of the new extension.

As a semi-detached bungalow, the new extension and removal of a chimney breast invoked the party wall matters, requiring a fast turnaround for agreement of an award with the two neighbouring properties.

When faced with challenges from the proposed extension design proximity to the boundary line, to expedite matters to meet the programme, HCS demonstrated varying options to the client in order to ensure they were able to agree a party wall award as quickly as possible. Although this meant that the flank elevation was re-positioned further within the client’s boundary, it enabled works to commence as per the agreed programme with an award in place.

A final inspection provided HCS with the information to avoid a damage dispute, agree rectification of damage and protect the relationship between the two property owners.
